How to find us
We are situated on the Mid North Coast of New South Wales, half way between Port Macquarie & Coffs Harbour.
Smoky Cape Lighthouse Cottages are located at  Arakoon near the seaside town of South West Rocks, East of Kempsey.
We are within the Hat Head National Park which is part of the Traditional Lands of the Dunghutti People.
Follow the tourist information signs to The Lighthouse & you will find us at the very end of  the road!
Please take care on the winding road and watch out for wildlife and other road users.
If any further information is required, feel free to call us.
PS: Ask SIRI for directions and she will bring you to our doorstep!

Minimum Stay Policy
Bed & Breakfast Cottage rooms ~ 2  night minimum stay all year round

Cottages 1 & 2 ~ Self Contained ~ 3  night minimum stay All Seasons
                                                          ~ 4  night minimum stay in School Holidays
Check in - Check out
Arrival 3pm
Your accommodation will be available from 3pm on the day of arrival. 
Check in is between 3 & 4 pm.
We may not be able to accommodate you if you arrive earlier than 3pm. 
Upon arrival at locked access gate, please call John Ph. 0432 067 441.
From there he will guide you to our on site parking and help you to transport your luggage.
No guest vehicles are permitted to drive up to the cottages.

If you will be arriving after 4pm can you please contact us in advance.

Departure 10am
Check out is at  10am
We request that guests vacate accommodation by 10.00 am on the day of departure
Refunds, Cancellations and Availability of Accommodation

All cancellations must be in writing 

All cancellations will incur a cancellation fee of 25% of booking cost
Bookings cancelled within 14 days of arrival will incur a 50% cancellation fee of booking costs
Cancellation fees will be deducted prior to a refund payment to the card which was used to make the original booking 

Availability of Accommodation

Online bookings are open 12 months in advance
 At the end of each month the corresponding month of the following year will become available.
FOR EXAMPLE: At the end of February 2021-Bookings for February 2022 will become available online as of the 1/3/2021 

Coupons are designed for a one time use and valid for 12 months unless otherwise specified.
Please retain your coupon as proof of issue. Coupons are not redeemable for cash refund.

*In this instance we will refund 75% of deposits made. 

Covid Update 1/9/2021
Please wait until the restrictions in your area are lifted prior to booking online
50% deposit is required upon booking.
Our user friendly payment portal will direct you to  Square where you have the option to pay via Credit Card.
A final payment invoice will be emailed to you via Square.
Final payment is due 14 days prior to your arrival. 

In circumstances where reservations are made within 14 days of your arrival we request that the full amount be paid when booking is placed.

If arranged in advance, payments may be made via direct credit transfer.

Weddings at Smoky
We operate as venue for Intimate  Afternoon Lawn Weddings in the months of May & November
Our Wedding Package is tailored for up to 30 guests

PARTY HIRE * We do not operate as a venue for party hire
Self contained Cottages 1 & 2  are well suited & equipped to accommodate children.
We are unable to accommodate children/minors in the Bed & Breakfast.
Pets and Parties
We do not operate as a Venue for Party Hire

We are unable to accommodate pets as we are situated within a National Park.
However, we do accept certified service animals when correct documentation is provided.

Lost Keys
We ask that guests take special care of door keys during their stay. If keys are lost or not returned at the end of your stay, it will be necessary to change locks and replace keys and the cost of this will be chargeable.
Please take care when staying in this Heritage Listed property.
You are responsible and liable for any breakages or damages, which you cause, to the buildings & contents.

All we ask is that you report any incidents as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.
Due to our changeable coastal conditions, we ask that our guests respect the cottages indoor furniture, fittings and soft furnishings by not using them outdoors. Items for outdoor use are provided. Sudden weather changes could result in damaging property if left outside unsupervised or overnight.
We are a non-smoking establishment. Please be respectful of other guests during your stay.
Smoking is prohibited  within the National Park (including this facility) Fines apply $300
