How to find us
We are situated on the Mid North Coast of New South Wales between Port Macquarie & Coffs Harbour. Smoky Cape Lighthouse Cottages are located at  Arakoon near the seaside town of South West Rocks, East of Kempsey.
We are within the Hat Head National Park which is part of the Traditional Lands of the Dunghutti People.
Follow the tourist information signs to The Lighthouse & you will find us at the very end of  the road!
Please take care on the winding road and watch out for wildlife and other road users.

Arrival
Your accommodation will be available after 3pm on the day of arrival.  If you will be arriving after 4pm please contact us in advance to arrange an arrival time.
We may not be able to accommodate you if you arrive earlier than 3pm.

Please call us upon your arrival so we can meet you at the locked access gate to the Lighthouse precinct. From there we will guide you to our on site parking and help you to transport your luggage.

Departure
We request that you please vacate your accommodation by 10.00 am on the day of departure, unless otherwise previously arranged. 

Refunds, Cancellations and Non~Availability of Accommodation

All cancellations will incur an administration fee of 25% of monies paid.
This will be deducted from refunds prior to a direct credit transfer to a nominated account.
 
Cancellations are refunded only when the cottage is re-booked for the equal number of days. Within 14 days of the arrival date the balance will be payable.
No refund on any unused portion of a confirmed holiday booking will be made.

All cancellations must be in writing 
Your booking will be subject to Cancellation if Final Payment Invoice is not settled by due date. 
We will only cancel your booking for reasons beyond our control
We understand that you too may face situations beyond your control, on these occasions we will do our best to rebook your dates with another guest.

COVID-19 & COUPONS
Coupons are designed for a one time use and valid for 12 months unless otherwise specified.
Please retain your coupon as proof of issue. Coupons are not redeemable for cash refund.

*In this instance we will refund 50% of deposits made. 

Deposits
We require a 50% deposit at time of booking. Our user friendly payment portal will direct you to  Square where you have the option to pay via Credit Card.
We then issue a Square invoice for the remaining balance.
We request that the remaining balance is to be be finalised, no less than, 14 days before the date of your stay. 

In circumstances where reservations are made within 14 days of your arrival we request that the full amount be paid when booking is placed.

Bookings are not confirmed until a deposit is received.

Weddings and Intimate Family Functions
We operate as a BYO & DIY Venue which is ideal for those wishing to customise their own special event. Catering  is to be arranged & your team can utilise the 3 kitchens on site.
We have a Limit of 70 people on site and prior approval is required from National Parks.
We suggest that the majority of guests be taxied in as parking on the grounds is limited.
We share the public car park with day visitors to the National Park.

We require that all accommodation be booked out for a minimum of 3 days around Weddings
~ ie.  the day before, day of the event & day after.
Costs for accommodation vary across different seasons.
We can accommodate a maximum of 22 guests in the 3 cottages.

We require a Venue Hire Agreement to be signed upon booking and a $1000 Bond to be paid 14 days prior to event.
The Bond is in place to protect the venue, its contents & the Heritage status of this site.
Bond will be returned 24 hours after the building & contents have been cleaned and inspected.

Children
Cottages 1 & 2  are very well suited & equipped to accommodate children.
We are unable to accommodate children in the Bed & Breakfast.
Pets
We are unable to accommodate pets as we are situated within a National Park.
However, we do accept certified service animals when correct documentation is provided.

Lost Keys
We ask that guests take special care of door keys during their stay. If keys are lost or not returned at the end of your stay, it will be necessary to change locks and replace keys and the cost of this will be chargeable.
Damages~Breakages
Please take care when staying in our property. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents.
All we ask is that you report any incidents as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.
Due to our changeable coastal conditions, we ask that our guests respect the cottages indoor furniture, fittings and soft furnishings by not using them outdoors. Items for outdoor use are provided. Sudden weather changes could result in damaging property if left outside unsupervised or overnight.

Smoking
 
We are a non-smoking establishment. Please be respectful of other guests during your stay.
Smoking is prohibited  within the National Park (including this facility) Fines apply $300
