At Smoky Cape Lighthouse Cottages we look forward to welcoming you. By making a booking you are entering into an agreement with us. Please read our terms and conditions of booking below
- *Bookings can only be made up to 12 months in advance. *Prior to checkout, guests will have the opportunity to re-book for the following year.
We reserve the right to terminate your booking immediately, without being liable for any refund or compensation if:
- guests engage in unacceptable behaviour that causes a disturbance or nuisance to other guests or inflict damage to our property or the National Park and its protected flora & fauna
- If guest numbers exceed the max limit of booked accommodation.
50% deposit required at time of booking.
An invoice for final payment will be emailed to you & is due 14 days prior to your arrival.
Where the booking is made within 14 days of arrival, the full amount will be processed upon booking confirmation.
All cancellations will incur a cancellation fee of 25% of total booking cost.
Bookings cancelled within 14 days of arrival will incur a 50% cancellation fee of total booking costs.
Bookings cancelled within 48hrs of arrival will be void of a refund.
Cancellation fees will be deducted prior to a refund payment to the card which was used to make the original booking.
2 Night Minimum Stay all year round.
Rates are quoted per room, per night, including breakfast.
Maximum of 2 adult guests per room.
*We are unable to accommodate minors in Cottage 3 B&B.
3 Night Minimum Stay all year round.
4 Night Minimum Stay in School Holidays.
Rates are quoted per Cottage
We are well suited to accommodate children in Self Contained Cottages.
*We are unable to accommodate minors in The Traditional Bed & Breakfast Rooms
GUEST VEHICLES ARE NOT PERMITTED TO DRIVE UP TO THE COTTAGES.
Your accommodation will be available after 3pm on the day of arrival.
Please call JOHN upon arrival at the chained access gate PH: 0432 067 441.
If you will be arriving after 4pm, please, contact us in advance.
JOHN will guide you to our on site parking and will transport your luggage to your accommodation.
GUEST VEHICLES ARE NOT PERMITTED TO DRIVE UP TO THE COTTAGES AT ANYTIME.
Upon departure, a staff member will assist with the transportation of luggage to your vehicle.
Prior to departure, please ensure the following.
~Furniture is to be put back to their original position.
~Used dishes are to be washed, dried and packed away.
~Please wipe down the kitchen & BBQ. ~ Please place bagged rubbish from the kitchen & bathroom in the outdoor bins.
We reserve the right to charge a $40 per hour excess cleaning fee if the cottage requires extra time to clean.
Any damage to property or breakages will be charged to the credit card used upon booking
If the weather conditions are safe & time permits, we endeavour to take all guests for a look inside the lighthouse.

Gift Vouchers are available to personalise & purchase online & are designed for a one time use and valid for 12 months unless otherwise specified.
Coupons & Gift Certificates are not redeemable for cash refund.
Any unused portion of coupon will result in a further coupon being issued.

We are strictly a business that provides accommodation.
Under no circumstances are marquees to be erected onsite
We do not operate as a venue for Party Hire. We are strictly an accommodation only provider
We are unable to accommodate pets as we are situated within a National Park. Service dogs are permitted if certified accreditation documents are provided
We are a non-smoking establishment. We reserve the right to charge an extra night’s stay if the room has to be specially cleaned and aired before it is suitable for use by another guest.
Smoking is prohibited within the National Park (including this facility) Fines apply $300.
NO FIREPITS-Failure to comply will result in liability and cancellation of your accommodation without refund or compensation. Please be considerate of your environment, its wildlife & other guests.
Please take care when staying in our property.
You are responsible and liable for any breakages or damage, which you cause, to the accommodation or its contents.
Please advise of any breakages prior to checkout.
We do not normally charge for minor breakages.
Credit card details are held until departure and may be charged if damage or breakage is significant.
We ask that guests take special care of door keys during their stay. If keys are lost or not returned at the end of your stay, it will be necessary to change locks and replace keys and the cost of this will be chargeable.
Please return keys to the ‘lock box’ upon departure.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

We are situated on the Mid North Coast of New South Wales, half way between Port Macquarie & Coffs Harbour.
Smoky Cape Lighthouse Cottages are located at Arakoon near the seaside town of South West Rocks, East of Kempsey.
We are within the Hat Head National Park which is part of the Traditional Lands of the Dunghutti People.
Follow the tourist information signs to The Lighthouse & you will find us at the very end of the road!
Please take care on the winding road and watch out for wildlife and other road users.
If any further information is required, feel free to call us.
PS: Ask SIRI for directions and she will bring you to our doorstep!
Bed & Breakfast Cottage rooms ~ 2 night minimum stay all year round
Cottages 1 & 2 ~ Self Contained ~ 3 night minimum stay All Seasons
~ 4 night minimum stay in School Holidays.
Arrival 3pm
Your accommodation will be available from 3pm on the day of arrival.
Check in is between 3 & 4 pm.
We may not be able to accommodate you if you arrive earlier than 3pm.
Upon arrival at locked access gate, please call John Ph. 0432 067 441.
From there he will guide you to our on site parking and help you to transport your luggage.
No guest vehicles are permitted to drive up to the cottages.
If you will be arriving after 4pm can you please contact us in advance.
Departure 10am
Check out is at 10am
We request that guests vacate accommodation by 10.00 am on the day of departure
All cancellations must be in writing

Availability of Accommodation
Online bookings are open 12 months in advance
At the end of each month the corresponding month of the following year will become available.
FOR EXAMPLE: At the end of February 2021-Bookings for February 2022 will become available online as of the 1/3/2021
COVID-19 & COUPONS
Coupons are designed for a one time use and valid for 12 months unless otherwise specified.
Please retain your coupon as proof of issue. Coupons are not redeemable for cash refund.

50% deposit is required upon booking.
Our user friendly payment portal will direct you to Square where you have the option to pay via Credit Card.
A final payment invoice will be emailed to you via Square.
Final payment is due 14 days prior to your arrival.
In circumstances where reservations are made within 14 days of your arrival we request that the full amount be paid when booking is placed.
If arranged in advance, payments may be made via direct credit transfer.

Due to our changeable coastal conditions, we ask that our guests respect the cottages indoor furniture, fittings and soft furnishings by not using them outdoors. Items for outdoor use are provided. Sudden weather changes could result in damaging property if left outside unsupervised or overnight.
